Confirm the building-specific requirements

Local Law 97 has different coverage, pathways and reporting requirements. Work with the appropriate professionals to confirm the building’s relevant uses and current requirements, then establish who is responsible for assessment and filings.

Bring the records together

Relevant information can include utility data, benchmarking records, emissions reports, equipment schedules and available building plans. The initial AssetMax OpX audit still begins with twelve months of Accounts Payable reports. More detailed building and utility records are requested later for the Full AssetMax Audit.

Evaluate operational and capital options

A hotel needs to consider proposed work alongside guest comfort, building access, maintenance and operating schedules. Findings may inform equipment, controls, energy or water decisions. Their costs, projected benefits, financing and implementation requirements need property-specific evaluation; no generic measure guarantees compliance.

Distinguish review from compliance delivery

AssetMax can identify building-performance and compliance issues as part of the review. Corrective work and filings are separately contracted fee-for-service services under the engagement terms. Determine the professional scope, deadlines and responsibilities before treating an audit finding as a completed compliance action.

Use current official guidance

NYC Buildings distinguishes penalties for exceeding applicable emissions limits from failures to meet reporting requirements. The official guidance and filing documents should inform the property’s assessment. The readiness checklist organizes questions and records; it does not certify compliance or replace a qualified professional’s evaluation.

Before you decide

Does Local Law 97 apply to every hotel?

Applicability and the relevant compliance pathway depend on the building and current rules. Confirm the property’s circumstances with the appropriate professionals and NYC Buildings guidance. Do not infer coverage, exemptions or a reporting deadline from a general industry page.

Does an AssetMax Audit include compliance filings?

The engagement distinguishes identifying compliance issues from corrective work and filings. Those services are separately contracted. Confirm the property’s requirements and the qualified professional responsible for assessment and reporting.

What information is needed to begin?

The free SpendVue assessment begins after the assessment letter is signed and twelve months of Accounts Payable reports are received by email. You do not need to gather utility bills or arrange a site visit to make an inquiry. After the SpendVue findings meeting, signed Master Services Agreement and $5,000 advance, the team requests the utility, insurance and building information needed for the next stage.

Does requesting an audit commit us to an engagement?

No. An inquiry starts a conversation about your properties and priorities. It does not accept the engagement letter or client terms, authorize work or start an audit. Scope, responsibilities and commercial obligations are agreed separately before the audit begins.
