Start with your operating priorities

Senior living and nursing facilities combine buildings with ongoing service responsibilities. Independent living, assisted living and nursing settings can have different operating requirements. A useful review considers the actual community, how its spaces are used and who is responsible for supplier and equipment decisions, rather than applying one property model everywhere.

Review the costs and systems together

The AssetMax approach connects the operating-expense record with the later utility, building-systems and insurance review. The scope is agreed for your properties rather than assumed from a sector label.

Recurring expenditure

Review supplier agreements, utilities and operating expenses with the service purchased and current requirements in view.

Comfort and building reliability

Assess relevant HVAC, lighting, hot-water and water systems alongside maintenance information and equipment condition.

Improvement priorities

Evaluate potential measures against the facility’s plans, access requirements and financial circumstances before proposing implementation.

Plan around the property

Plan assessment and proposed work with on-site management. Resident needs, occupied areas, staff responsibilities and maintenance requirements shape the scope and sequencing.

A practical first step

Discuss your properties and priorities with Robert. Start the free SpendVue assessment with the signed assessment Engagement Letter and twelve months of Accounts Payable reports; utility, insurance and building records are requested for the full AssetMax audit after the findings meeting, Master Services Agreement and $5,000 advance.

Before you decide

Does the same approach apply to nursing homes and independent living?

The audit framework is coordinated, but the property context differs. The team needs to understand the community type, operating responsibilities, systems and access requirements. Recommendations are evaluated for that setting; a measure suitable for independent living is not automatically appropriate for a nursing facility.

Can existing maintenance staff remain involved?

Yes. The property’s management and facilities contacts provide essential operating information and help coordinate access. Proposed supplier changes and building works are evaluated with the client. An inquiry does not replace existing maintenance arrangements or authorize changes to the facility.

What information is needed to begin?

The free SpendVue assessment begins after the assessment letter is signed and twelve months of Accounts Payable reports are received by email. You do not need to gather utility bills or arrange a site visit to make an inquiry. After the SpendVue findings meeting, signed Master Services Agreement and $5,000 advance, the team requests the utility, insurance and building information needed for the next stage.

Does requesting an audit commit us to an engagement?

No. An inquiry starts a conversation about your properties and priorities. It does not accept the engagement letter or client terms, authorize work or start an audit. Scope, responsibilities and commercial obligations are agreed separately before the audit begins.
