What GreenStreet coordinates

AssetMax connects operating-expense review, utility analysis, building systems and insurance with implementation planning and documented performance. GreenStreet coordinates the program; specialist partners perform the agreed work, with responsibilities and client decisions established for the property.

The six program stages

Find savings: Review operating expenses, utilities, contracts and building systems. Monetize Savings: Implement and secure the identified savings. Plan Improvements: Create an AI-generated building upgrade plan. Secure Funding: Evaluate and arrange funding for approved improvements. Implement Improvements: Coordinate approved work around operating requirements. Capture Green Incentives: Capture tax savings and utility incentives. Begin the actual audit with the applicable engagement documents and twelve months of Accounts Payable reports. Specialist review follows the OpX findings; the client approves subsequent work.

How the commercial model works

The SpendVue savings assessment and findings meeting are free. After the free SpendVue assessment and findings meeting, a $5,000 advance is payable only if you sign the Master Services Agreement to proceed with the full AssetMax audit. If you do not proceed, no advance is payable. The $5,000 retainer is repaid to the client first from savings, before 50/50 savings distributions begin. Verified Savings are shared equally for 36 months from implementation of each measure. After that measure’s savings term, you retain 100% of its savings. One-time refunds, credits, rebates and billing recoveries are shared 50/50 when received, subject to client-first retainer repayment.

What remains a client decision

An inquiry is not an engagement. The applicable documents contain binding obligations, including confidentiality, exclusivity and non-circumvention. Approved implementation follows agreed scope and arrangements. Compliance corrective work and filings are separately contracted. Projected savings and financing approval are not guaranteed.
