Understand the charge, not just the total
Rates, demand charges, billing classifications and supplier terms all affect what a property pays. The review connects those charges to account records and operating conditions.
Follow a discrepancy back to its source
Illustrative arithmetic from the sample report. A supplier billing question demonstrates the comparison method; a utility finding also requires the applicable tariff and account records.

Investigate before estimating
Check the signed agreement, approved variations and service delivered.
The amounts illustrate a question to investigate. Confirm the agreement and service before estimating a recovery or recurring benefit. This is not a measured utility result.

The findings identify the account, period, evidence and next action. Historical overcharges, a corrected rate and an equipment improvement have different financial implications. Confirm the issue before deciding how to act.
Billing and classification
Check the charges and account classification against the relevant records.
Supply and renewals
Review contract conditions, renewal dates and supplier arrangements.
Consumption and systems
Connect billing patterns with the later building-systems assessment where appropriate.
Bring the right records at the right stage
Utility review forms part of the full AssetMax audit, after the findings meeting, signed Master Services Agreement and $5,000 advance. When requested, provide at least 24 months of bills and account information and a signed utility Letter of Authorization. GreenStreet coordinates the specialist review and discusses missing records with you.
Before you decide
Can the review identify historical overcharges?
The review looks for potential billing errors and overcharges supported by the account records. Whether a recovery is available depends on the specific circumstances and applicable utility arrangements. One-time refunds and billing recoveries are treated separately from recurring Verified Savings under the engagement terms.
Do we need to change utility suppliers?
A review does not assume that changing supplier is the right answer. Findings may concern classification, incorrect charges, account administration or existing contract conditions. Any recommended supplier change is evaluated with you before it proceeds under the applicable authorizations and agreements.
What information is needed to begin?
The free SpendVue assessment begins after the assessment letter is signed and twelve months of Accounts Payable reports are received by email. You do not need to gather utility bills or arrange a site visit to make an inquiry. After the SpendVue findings meeting, signed Master Services Agreement and $5,000 advance, the team requests the utility, insurance and building information needed for the next stage.
