Start with your operating priorities

A hotel’s financial picture includes rooms, public areas and, where applicable, kitchens, laundry and leisure facilities. Utility costs, supplier contracts and equipment condition interact with occupancy and operating schedules. A portfolio review needs that context before comparing properties or proposing the same measure across several locations.

Review the costs and systems together

The AssetMax approach connects the operating-expense record with the later utility, building-systems and insurance review. The scope is agreed for your properties rather than assumed from a sector label.

Utility and supplier costs

Review electricity, gas, water, sewer and recurring agreements. Distinguish billing questions and historical recoveries from opportunities affecting future expenditure.

Systems used by guests and staff

Consider HVAC, hot water, lighting, controls and relevant water systems alongside maintenance and the conditions required in occupied areas.

Property-by-property priorities

Account for building condition, existing upgrades and operating patterns before selecting improvements or evaluating financing.

Plan around the property

Plan proposed work around guest requirements, access and operating schedules. Management and the delivery team agree scope and sequencing. NYC hotel owners can also explore the dedicated Local Law 97 guidance.

A practical first step

Discuss your properties and priorities with Robert. Start the free SpendVue assessment with the signed assessment Engagement Letter and twelve months of Accounts Payable reports; utility, insurance and building records are requested for the full AssetMax audit after the findings meeting, Master Services Agreement and $5,000 advance.

Before you decide

Can several hotel properties be reviewed together?

Yes. Discuss the portfolio, entities and reporting structure with Robert. The program needs to identify which expenditure belongs to each property. A consolidated Accounts Payable export may be usable, but allocation and engagement scope must be established rather than assuming one report authorizes every building.

Will recommendations account for guest operations?

Guest-facing and back-of-house requirements inform the assessment. Agree access, sequencing and client approvals with the property team before work begins. The practical requirements depend on the proposed measure and operating schedule.

What information is needed to begin?

The free SpendVue assessment begins after the assessment letter is signed and twelve months of Accounts Payable reports are received by email. You do not need to gather utility bills or arrange a site visit to make an inquiry. After the SpendVue findings meeting, signed Master Services Agreement and $5,000 advance, the team requests the utility, insurance and building information needed for the next stage.

Does requesting an audit commit us to an engagement?

No. An inquiry starts a conversation about your properties and priorities. It does not accept the engagement letter or client terms, authorize work or start an audit. Scope, responsibilities and commercial obligations are agreed separately before the audit begins.
